Steel Doorsets: Commercial Properties

Steel doorsets are subject to building regulations and applies to businesses providing goods, services, or facilities to the public, including hospitals, offices, shopping centres, places of worship, and warehouses. See below for key regulations for doors in commercial buildings.

Part B: Fire Safety

Fire doors must slow fire spread and allow safe escape.
Doors on escape routes should:
Open in the direction of escape when necessary.
Not have locks, latches, or bolts that could cause delays.

Part E: Sound Insulation

Doors in apartment blocks and commercial buildings must reduce noise transmission.
Should include acoustic seals and have a minimum mass of 25kg/m².
Noisy areas should use lobbies, double doors, or high-performance doorsets.

Part M: Disabled Access

Ensures easy access for wheelchair users.
Minimum clear door width:
775mm for communal and private entrances.
850mm for access to balconies, garages, conservatories, etc.
Door entry controls placed 900-1000mm above ground.

Part Q: Security in Communal Dwellings

External doors in apartment buildings must meet British security standards (PAS 24:2012).
Secure doorsets should:
Be solid or laminated timber (minimum 600kg density).
Have a door viewer or alternative method to identify visitors.
